HVAC Maintenance Technician
As part of the engineering team, the HVAC Maintenance Technician is responsible for the day-to-day efficient operations, service and maintenance of all HVAC systems to include: air handlers, hot water heat exchangers/pumps, steam humidifiers, chilled water coils, valves and actuators, electrical and all other systems/equipment serving the property in order to obtain the most efficient operating results and life expectancy. Performs inspections and repairs to assigned interior and exterior properties.

KEY ACCOUNTABILITIES/ESSENTIAL FUNCTIONS
• Mechanical, Electrical & Plumbing: Performs routine repairs to commercial mechanical, electrical, and plumbing systems (chilled water, hot water, steam, and HVAC). Includes inspecting, analyzing, repairing, maintaining, and installing mechanical, electrical, and plumbing systems.
• Building Management System: Monitors the operations of automated building management systems for irregularities in temperature or humidity levels to maintain proper environmental conditions throughout the museum properties and troubleshoots problems, making necessary adjustments or repairs to systems and related equipment.
• CMMS: Supports the preventive maintenance programs through our computerized maintenance management system (CMMS). This includes but is not limited to: Creating task list and scheduling PM task, preforming PM’s on museum systems and equipment, filling out daily work orders, and logging mechanical equipment data as needed.
• Renovation and Maintenance Projects: Assists other technicians in all phases of various facilities-related assignments including renovation and maintenance projects.
• Inspections: Conducts regular maintenance inspections of equipment, tools and machinery in the workplace. Identifies worn-out, damaged or faulty parts and assesses the efficiency of museum systems. Inspects the work of contract vendors and ensure it meets the standards of the trade and such standards set by the museum.
• Safety: Consistently follows and enforces safety practices appropriate to building maintenance and complies with rules and regulations established by the museum and governmental agencies. Maintains an awareness of the typical hazards of the work place as well as the special hazards that may be encountered
• Other: Perform any and all other duties as assigned and in the interest of the department, division and museum as a whole.

CORE CAPABILITY REQUIREMENTS
Education/
Experience
• Associate degree or technical, vocational, or on-the-job training in one or more of the following areas: HVAC, electrical, mechanical, process controls, or plumbing or an equivalent combination of education and experience.
• Must have extensive experience in one or more of the following trades: Plumbing, Pipefitting, Electrical, Refrigeration Theory and/or HVAC.
• At least three to five years’ experience in commercial HVAC maintenance
• Familiarity With Computers. Must be comfortable navigating computerized components of the equipment being installed, maintained or repaired.
• Working knowledge of work order systems and facility operation systems.
• Familiar with fire/life safety equipment/procedures
• A valid state driver’s license and the ability to meet our insurers motor vehicle operation standards relative to driving violation history.
• Familiarity with blueprints and code requirements.
• Comfortable working with heavy objects and machinery
