Responsibilities

• All New Home Consultants are required to participate in the division phone banks and events relative to their communities
• Adhere to the company’s selling philosophy when serving our home-buying customers and realtor customers utilizing all selling and organizational tools provided. This also includes accompanying them through the Welcome Home Centers, undecorated models (which may be at various stages of construction), and/or available homesites
• Provide timely and consistent follow-through with current customers from initial contact to after closing. Records must be maintained of all communication
• Travel throughout the local community in order to self-generate sales from realtor/co-broker businesses, referrals, and self-prospecting
• Develop in-depth knowledge of the competitive marketplace, including product, site, local community, sales, advertising, and demographics
• Monitor and record daily customer traffic utilizing company-designated tracking tools
• Record data regularly and prepare periodic company reports in a timely manner.
• Participate in the homeowner orientation(s) required by the division. Where appropriate, work with customers on their builder option purchases
• Participate in neighborhood promotions and marketing programs
• Review, check, and prepare sales contracts for approval.
• Ensure contracts get entered into appropriate reporting and accounting systems.
• Ensure daily, weekly, and monthly sales activities are kept up to date and reported on time – sales, cancellations, traffic, etc.
• Communicate with the field team for proper maintenance of your Welcome Home Center and Models and secure daily
• Attend sales meetings to review neighborhood status and sales strategies
• Lead and/or assist in processing complete paperwork to result in escrows closing in a timely manner
• Perform all other duties as assigned

Qualifications:

Position Description
We are the top free tax preparation community-based organization in the Bronx, with 11 sites, including four year-round locations. We help eligible New York City residents file their tax returns and claim credits such as the Earned Income Tax Credit and Child Tax Credit. Since 2003, we have prepared free tax returns for more than 100,000 clients, returning over $100 million in total refunds to underserved communities.
All of Ariva’s tax program staff and volunteers are IRS-certified. All of our tax sites are sponsored by the IRS VITA program.
We are now actively recruiting experienced tax preparers to work with us as quality reviewers in the 2023 filing season. We need staff all days of the week, including evening and weekends, and can offer interested candidates hours that suit their schedule.
Face-to-face in-person service is an essential component of this position and quality reviewers work in person at one of our offices. All staff must be vaccinated and must mask and follow our health and safety procedures in our offices.
Responsibilities
Quality Review:
Using IRS approved software (currently Tax slayer), complete accurate quality review of individual Federal and State tax returns in an efficient and professional manner and as required by the rules of the VITA program:
• Ensure all returns are prepared within scope of preparer’s certification.
• Ensure intake process was performed completely and accurately.
• Interview client to determine all appropriate income, deductions and credits are reported on the return.
• Interview filer in person or by video conference.
• Verify that filer’s personal information (name, social security) is reported accurately on the return.
• Verify that banking information on the return matches the direct deposit form completed by the client.
• Request E-signature on e-file authorization forms.
• Ensure authorization forms are signed for e-signature as required before selecting return for E-file.
• Verify client received a copy of completed return in person or by email.
• At all times, adhere to IRS standards of conduct, including but not limited to, protecting client privacy and confidentiality.
Other Responsibilities:
• Follow health and safety procedures (wear mask if no shield on site, social distance, clean working area).
• Ensure the site and its visitors follow safety plans.
Tax Return Preparation:
During particularly busy periods, Quality Reviewers, in addition to undertaking quality review of other preparers’ returns, may themselves be expected to prepare returns if the workflow requires it.
Core Competencies
No particular educational background is required. (Preparer need not have a college degree or any type of background in accounting or finance). But certain skills are essential to this position:
• At least two years’ experience- paid or volunteer- in income tax preparation
• Must pass all IRS required trainings including IRS certification exam at the Advanced level

The Ariva team has an immediate employment opportunity in its Dartmouth location for the position of Customer Care Representative. This position will report to our Customer Care Manager in Mississauga.
This position is one that provides accurate, prompt service to customers and promotes increased sales. Ariva encourages the development and advancement of our employees. Future career opportunities in Sales and/or Management could become available to the successful candidate.
Duties of this position include, but are not limited to:
• Process orders in an accurate and efficient manner. Resolve customer order problems with minimal supervision
• Maintain accurate records of all customer transactions and provide efficient follow-up
• Maintain high standards of telephone etiquette and promptness
• Attend product knowledge seminars and stay current on all company policies, business processes and integration with SAP
• Handle requests for quotations (internal and external), offer alternatives, negotiate cost and resale prices, inquiry follow-up and place orders
The Successful Incumbent will have:
• High School Diploma as a minimum, preferably a University degree
• One to two years related work experience is an asset
• Superior customer service and communication skills
• Business process knowledge
• Client-oriented with strong problem-solving, negotiation technique, listening, teamwork, detail-oriented and ability to maintain accurate record skills
• Respect for company values: agile, caring, and innovative
• Intermediate Microsoft Office skills

• Markets and promotes ARIVA Mortgage Services, LLC's financial products;
• Originators are expected to meet the Company's minimum production standards of 4 funded units or $800,000 in funded volume on an ongoing basis per month, by taking complete and accurate loan applications, using ARIVA Mortgage Services, LLC's product set.
• Monitors overall customer interaction and interfaces with all parties involved on each individual loan from application to closing, including but not limited to counseling and pre-qualifying potential home buyers.
• Collects and analyzes information regarding the customer's income, assets, investments or debts.
• Advises the customer regarding the advantages and disadvantages of different loan products.
• Services existing customers and obtains all necessary support documents along with the appropriate fees and lock in information.
• Oversees the loan process by monitoring loan status and ensures conformity with terms.
• Communicates loan status to all interested parties, and obtains loan documentation after closing.
• Presents terms and conditions of loans with customers.
• Stays abreast of trends and developments in the local real estate market and competitive environment, as well as, changes in rules and regulations pertaining to private and government insured mortgages.
• Maintains a professional image and adheres to standards consistent with company policies and procedures.
• May supervise and direct the activities of other loan officer(s), loan officer assistant(s), or loan processor(s).

Job Requirements
• High school diploma or equivalent and appropriate licenses as required by state.
• Valid driver's license and current automobile liability insurance.
• A minimum of 12 months loan originator experience required.

• Demonstrated judgment and decisionmaking ability. Excellent and effective presentation and communication skills, both verbal and written.
