Job Summary:
Reporting to the VP of Development, the Director of Development is responsible for the development of electric charging depots as a key member of a regional team charged with the strategy, development and execution of Forum’s electric charging pipeline. The position will lead the development of a portfolio of projects, managing project teams, overseeing project schedules and budgets, and working with stakeholders to ensure projects are delivered on time and within budget. They will work with the Origination, Engineering, Project Finance and Construction teams across the full project lifecycle required to bring projects to successful commercial operation.
Candidates must be located in California or willing to relocate to California, preferably Southern California.
Candidates must have prior professional land or project development experience with familiarity across project siting, land and real estate, regulatory and environmental permitting, and utility load capacity/interconnection. Candidates must have experience with engineering, procurement, and construction (EPC) engagement and have been through at least three or more successful project financing processes.
Principal Responsibilities & Key Results:
· Manage the full development life cycle of charging depots from initial siting, diligence, title clearing, permitting, design, interconnection, approval, contracting, financing and handover to construction.
· Manage interconnection process, land acquisitions, project permitting, and applications.
· Track project risk throughout the development cycle; provide risk assessments and mitigations to management.
· Work to identify and prioritize target greenfield sites and acquisition targets for charging depot opportunities by leading customer-focused, data-driven, multi-dimensional analysis incorporating input from cross-functional team members
· Identify, propose, and implement creative or alternative project development approaches that reduce exposure to permitting risks, optimize development schedules or create additional project value.
· Manage consultants and development service agreements with local/regional development partners; manage a network of local project stakeholders (e.g., technical consultants, surveyors, land-persons etc.), and negotiate terms for vendors and consultants who participate in the development process.
· Manage project budgets and schedules to ensure projects are developed on time and within budget.
Qualifications:
· Bachelor’s degree or higher, with relevant commercial development or renewable energy development required.
· Minimum of 5 years of experience with all facets of land development: landowner engagement and negotiation/contracting, title resolution, subdivision, land (ALTA) surveys, GIS and other real estate elements.
· Experience managing project schedules and project budgets, as well as understanding of key project value levers (commercial, financial, etc.).
· Candidates must have a fundamental understanding of development for infrastructure or renewable energy projects and project lifecycle.
· Superior project management skills and acute attention to detail required.
· Exceptional organization, professional communication and presentation skills.
· Self-starter with strong knowledge of business fundamentals.
