Brief Summary of Job:

Supervise the operations of commercial properties under contract by the Company, seeking to meet the goals of the property’s owners and maximize profit to the Company.

Education and Experience:

Two or more years of college. Five or more years’ experience managing property. Two or more years’ experience with bottom line responsibility for a portfolio of retail, office and industrial properties. Accounting background and experience in supervising personnel helpful.

Duties Include:

Daily (Regularly):
• Financial, physical and personnel supervision and operation of multiple income properties in several locations, including review of periodic reports, instruction to managers and other on-site staff as necessary, appointed support staff. Communication with owners, vendors and main office staff, and routine office paperwork.

Periodically:
• 30-day budget and performance review/analysis of properties. Field inspection trips. Interviewing, hiring, training, supervision and termination of on-site staff and appointed support staff. Bidding out and contracting for projects. Participation in on- going development and revision of commercial operations/procedures manuals. Participation in company planning and goal setting. Commercial lease negotiations and re-negotiations, including supervision of outside leasing agents as required; tenant collections; NNN reconciliation, NNN matrix tracking and strategy and participation in property tax appeals.
• Development, implementation, and monitoring of detailed marketing plans for all properties in portfolio. Enforcement of employee safety awareness program. Evaluation of potential new business for the Company, including property due diligence. Continued development of computer skills. Participation in company and departmental meetings.

Occasionally:
• Prepare and keep updated, neighborhood and regional market studies and information. Conduct inspections of potential new properties. Preparation of annual budgets, and development and implementation of marketing plan. Periodically complete interior and exterior inspections of properties. Attendance at various professional and trade association meetings and seminars. Handling emergencies. Investigation of and communication with Operations Assistant regarding employee personal injury claims and Property Administrator regarding non-employee claims.

Supervisory Responsibilities:
• Authority and responsibility to hire, train, supervise and terminate administrative or on- site managers and designated in-house support staff. Prepare and meet exacting budgets. Contract for goods and services.

Physical Demands:

Walking, sitting, standing, climbing stairs, VDT use, driving for extended periods. Some auto and/or air travel, some involving two or more days and nights away from home. Some overtime, some weekends. (Will have administrative and accounting support.)

Work Location:

The employee's primary work location is the main office in Santa Barbara.
Regularly scheduled work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m.

Employment:

This is a full-time, exempt, salaried position. A performance review is given at 90 days and on the anniversary date thereafter. Employee becomes eligible for company-provided benefits following 60 days of continuous employment except for the 401(k) plan which will require completion of one year of service (equivalent to at least 1,000 hours of service with the Company).
