Overview

The Assistant Engineering Manager (AEM) will direct the engineering team and oversee the total maintenance and repair activities for the entire facility, including public areas, guest rooms, utilities, landscaping, stocking of materials, solid waste removal, and recycling in the absence of the Engineering Manager. This position is responsible for developing proactive maintenance strategies while managing budget/cost control, customer relationships, guest and employee safety, training, and staff development. He/she shall also assume full responsibility for the management of the departmental budgets and for the direct supervision of the Engineering staff and indirect supervision of the Groundskeeping staff, including, but not limited to, staff selection, training, and discipline.

Essential Responsibilities

• Conduct building rounds and take gauge readings; check for potential fire hazards, burnt-out lights, and faulty equipment.
• Check Engineering Logbook and Night Report for information regarding problems; document pertinent information in the logbook.
• Collect, prioritize and coordinate completion of such work orders received from hotel departments; ensure scheduled completion of the following:
• Replace light switches
• Reset circuit breakers
• Replace wall plug receptacles
• Replace fluorescent light ballast
• Replace the electrical solonial valve
• Replace small motors
• Use test equipment; olumeter, voltage tester, amp probe
• Unplug sinks, toilets, garbage disposals, and drain lines
• Repair of replacement valves, gate, globe, ball, and solenoid valves
• Replace washer, gaskets, vacuum breakers, and toilet seals
• Implement a Preventive Maintenance program to include:
• HVAC PM Program
• Public Areas Walk-Through Check List Assignments
• Spa/Pools Daily
• Monitor and maintain all laundry equipment.
• Monitor and maintain all kitchen equipment.
• Maintain guestrooms using rooms preventive maintenance program punch list.
• Change air conditioning filters every three months.
• Check HVAC equipment; change filters, belts, and bearings and lubricate as necessary; also check for unusual noise or vibration, adjusting as necessary.
• Change or repair locks as needed.
• Delegate the cutting of keys for guestroom key inventory.
• Wear a pager and respond promptly to any requests made for problems, assistance, or emergency work orders.
• Maintain knowledge of hotel safety procedures and ensure application of such.
• Respond to any early warning or major fire alarm as part of the initial response team.
• Ensure that assigned associates have reported working; document any late or absent employees.
• Coordinate breaks for assigned associates.
• Prepare and distribute work assignments for associates and review priorities.
• Communicate additions or changes to the assignments as they arise throughout the shift; identify situations that compromise the department's standards and delegate these tasks.
• Observe associates’ performance of job functions and ensure all procedures are completed to departmental standards; rectify deficiencies with respective personnel.
