POSITION SUMMARY

Assist in the overall function and operation of the Mortgage Servicing Department with a concentration on maintaining excellent member service. Duties will include customer service by phone, semi annual tax disbursement process, payment processing, loan boarding & auditing, set-up and maintenance of loan insurance, loan payoffs, loan reconveyances, payoff statements, auditing and post-closing functions. Additional duties may also include document acquisition, archiving, reproduction, semi-annual tax disbursement, and escrow administration.

ESSENTIAL JOB FUNCTIONS
• Execute semi-annual property tax payment and follow up on all property tax issues for serviced loans. Monitor and follow up with members on past due property taxes including force placing escrow as needed.
• New loan set-up process including uploading, funding, field audits, tax contracts, welcome letters and payment processing set up.​​​​​​
• Posting of various mortgage payment typed daily.
• Accurate posting of current, delinquent, exception, and payoff of mortgages, as requested.
• Administration of insurance escrow accounts including canceling PMI and waiving or establishing escrow.
• Track, disburse and administer of hazard, flood and mortgage insurance payments
• Accurate recordation of Loan Reconveyances; tracking of reconveyances loan files
• Processing and updating insurance binders
• Preparation of department filing for scanning into electronic files
• Administration tasks on paid off loans including requesting Notes from investors
• Opening and distribution of daily mail
• Verbal & written response to member mortgage servicing inquiries
• Accurate issuance of mortgage payoff statements,
• Assist in preparation, distribution and member inquiries of annual tax & insurance analysis and PMI insurance disclosures. Assist with annual escrow analysis and pre-audit.
• Adhering to investor guidelines while administrating insurance loss claims
• Assist in maintaining department audit reports as they pertain to this job description
• Make concentrated efforts to solve member problems and make sound decisions
• Greet members and guests to the Credit Union in a professional and courteous manner

QUALIFICATIONS AND REQUIREMENTS

Education and Experience:
• Minimum of a High School diploma or equivalent.
• Entry Level position with willingness and ability to acquire mortgage servicing knowledge
• Bank Teller experience and/or mortgage background preferred
• Experience in a position involving extensive public contact and phone communication.
• Experience working in a matrixed, cross-functional team environment

Job Summary:

This position ensures residential real estate construction loan requests are reviewed in accordance to EHL loan procedures and guidelines. This role also ensures builders meet the minimum requirements set forth in EHL guidelines and procedures and coordinates pipeline management with LO’s and LC’s, as needed.

Essential Duties and Responsibilities:
• Underwrite Construction projects
• Underwrite the builders, subcontractors and suppliers as needed per project
• Be knowledgeable on all construction loan programs offered by EHL CLD
• Help maintain all written construction related materials (policies, guidelines, worksheet, presentation, marketing material, etc.
• Provide training to LO’s and LC’s as needed
• Assist Loan Officers with financing scenarios
• Assist in growing the construction loan volume
• Help LO’s build their book of business
• Create and clear all applicable construction loan conditions in accordance with EHL policies
• Assist with daily problem solving and trouble shooting
• All functions shall be conducted in a manner keeping with the spirit and intent of EHL’s Guiding Values and Balanced Stewardship
• Responsible for proactive communication with management with respect to all significant challenges or opportunities
• Be proactive with all communications to LO’s, LC’s, Borrower’s, Builder’s and any other parties involved in the construction of the house
• Be proficient in Encompass and all applicable construction related screens
• Underwriting review of the file meets quality and risk standards
• Work with Borrower and their representatives to resolved construction deficiencies or defects in the documentation
• Coordinate Construction Loan Closings with EHL Loan Operations
• Work with Loan Officer, Loan Closer, Borrower, EHL Outside Legal Counsel, and title company to assist in closing the loan
• Report on compliance with construction loan procedures
• Other duties as assigned.

Specific Skills/ Knowledge/ Abilities Required for Position:
• Bachelor’s Degree or equivalent work experience.
• Understand real estate and construction loan and title documentation.
• Strong analytical and effective verbal and written communication skills.
• Must be organized and detail oriented.
• Proficient in computer skills and familiarity with complex Excel formulas.
• Ability to make decisions, prioritize workload, and to handle multiple tasks simultaneously.
• Exercise good judgment and strong character, motivated, hard working.
• Ability to work well with fellow associates, clients and vendors.
• Good communication skills. Neat, clean, healthy work habits.

Physical Requirements:
• Ability to work in a fast-paced, occasionally noisy environment.
• May be required to drive for business purposes and if so, must hold a driver’s license in good standing and maintain personal auto insurance in compliance with EHL’s Auto Insurance policy.
• Must be able to speak and hear, lift and carry up to twenty-five pounds (25 lbs.) or occasionally more.
• Requires all forms of dexterity and mobility throughout the shift.

Compensation:

The base hourly range for this position is $23.96 - $46.41, depending on a number of factors including location and experience.

About the role

Our Commercial Mortgage Loans team is part of Symetra Investment Management (SIM) which was established in 2019 and is a subsidiary of Symetra who is a wholly owned subsidiary of Sumitomo Life of Japan. SIM enables Sumitomo to invest in the U.S. markets and to expand in-house asset management capabilities. SIM is also an SEC-registered investment advisor providing third party investment management to institutional clients.

What you will do
• Collect data, analyze and assess risk for loan events. This includes property operating statements, rent rolls, inspections, tax returns, personal financial documents, credit and background reports, appraisals, sale contract, title reports, liquidity statements to identify net worth, liquidity, valuation, DSC, etc. Loan events may include lease reviews, assumptions, modifications, collateral replacement, guarantor replacement, partial releases, condemnations, and non-compliant insurance coverage.
• Prepare and present written analysis to AVP Loan Administration and Senior VP. Analysis will include property economics, valuation, comparative vs. market trend, tax analysis, etc.
• Track loan events and perform closing functions in collaboration with outside legal counsel and senior portfolio managers/AVP loan administration.
• Working comprehension and review of commercial loan documents, entity vesting documents, title reports; select, prepare and complete documents including NDAs, loan modification agreement, assumption agreement, escrow agreement, guaranty, lender instructions, etc.
• Independently interact with internal and external clients including mortgage bankers, borrowers, legal counsel, escrow and title companies
• Direct communication with mortgage banker for problem solving, real estate tax delinquency, mortgage payment delinquency, non-compliant insurance coverage, mortgage banker performance, etc.
• Assist less experienced staff with boarding and boarding review. Lead and participate in special projects assigned by Manager or Department Manager

Requirements

Who you are
• 2 year or 4 year college degree preferred

• Develop business plans to include the implementation of a series of campaigns from existing marketing materials for prospects, current clients, past clients and lead lists as available. Primary focus will be current Banner Bank marketing materials including bank sponsored CRM (Mortgage Returns) along with identifying new opportunities for community engagement. Campaigns should be mutually inclusive of all local area lenders in addition to personal business development
• Analyze reports on pipeline management for upstream reporting on compliance issues with local area lenders to track the results from targeted CRA activity. • Identify support needs of the Community Reinvestment Production Coordinator to include management of vendor lead distribution, independent research of competitive conditions in markets related to price, service and programs (focus on CRA development specifically targeting low to moderate income potential borrowers and communities.) and in the creation of ongoing training
• Assist in branch support for product questions, cross training programs, CRM and pipeline management as well as on-boarding support for new mortgage lenders with the specific goal of meeting and exceeding market penetration in low to moderate income communities
• Promote home ownership through community outreach efforts, specifically in the communities around designated branch location demonstrating inclusive marketing efforts to develop new leads, loans and bank relationships. Conduct first time home buyer classes at or in close proximity to branch, host booths at non-profit community events etc. Goal will include at least 4 classes per quarter
• Achieve our lending origination goals inclusive of minority/diverse markets. Outreach to organizations representing the racial and ethnic makeup of the greater market area this office is serving in order to promote our lending capabilities and understand the market needs. Work with CRA and compliance department in similar fashion to benchmark CRA performance goals and develop fair lending metrics
